Upholstery Cleaning - Commercial Offices
“Sure, we clean upholstery”
Upholstery, unlike carpet has thousands of combinations of fibers, colors and types of construction that bring unique challenges to the professional cleaner. On every piece we clean we must be aware of the potential problem such as bleeding, browning, fiber distortion, shrinking etc. An interesting rule of thumb is, “The more expensive the fabric, the more likely it is to cause cleaning problems”. You would think that the more expensive the fabric the less cleaning problems but in reality the opposite is true, so the more expensive the more care you have to exercise. This is why it is very important to maintain your upholstery on a regular basis, with a team of certified technicians who will identify and clean your upholstery with strict guidelines.

We offer 3 types of commercial upholstery cleaning. Prior to the cleaning; two important steps must be followed; the first important step is to vacuum each piece of furniture thoroughly and completely, removing any dry soil and larger particle pollutants. The second important step in cleaning upholstery is pre-spotting the fabric. These two steps are done on all upholstery cleaning.
The first method is Hot Water Extraction Cleaning – (Stem Cleaning). In the simplest terms, hot water extraction is a cleaning process where a hot cleaning solution is sprayed onto the fabric and immediately vacuumed off, carrying away the solution and the soil suspended by the pre-conditioner. Hot water extraction is usually the most preferred method in upholstery cleaning, with the lowest amount of residue.
The second method we offer is Encapsulation cleaning. After completing the two steps above a specially formulated encapsulation detergent is sprayed thoroughly onto the fabric. Using a horsehair brush or bonnet mitt, the encapsulation cleaner is agitated into the fabric. The encapsulation detergent suspends and encapsulates the soil; then is subsequently vacuumed out. After the solution is allowed to dry, it should be thoroughly vacuumed out with an aggressive vacuuming tool.
The third method we offer is Dry Solvent Cleaning. The first two steps above also still apply in this process. The same principles of soil suspension apply to dry cleaning as well as wet cleaning. Dry cleaning extraction is accomplished using dry solvent chemical formulas and equipment designed for these chemicals. Dry cleaning however does have some limitations but does allow you to clean otherwise un-cleanable fabrics.
